Airbnb landlords have sued renters for undisclosed business use, for parties, for damage. This is the same pattern. What changes is the thing being hidden. A robot lab is harder to hide than a party. It is also easier to hide in plain sight because the neighbors may not recognize what they are seeing.
The lawyers have reviewed the lease. The lawyers have advised that Adequate should not say what the lawyers found. This is how you know the lease probably covers it or probably does not. Suits like this settle or fail. Either way the lab is already built.
